For me, Konza is an example of what we as a country are capable of. A break from the past, where we compared ourselves to our neighbours (e.g Somalia with apologies) and a leap into comparing ourselves with where we belong (read Malaysia, Singapore et. al.)

But what is this technology we speak of? Is technology only to do with coding in the vacuum of infrastructure? Heavy infrastructure building is in my opinion the only way to ensure there is enough resources to support high technology. Building a city from the ground up will allow proper planning and sustainability if the vested interests are not allowed to hijack the entire process. For me, Konza is an example of what we as a country are capable of. A break from the past, where we compared ourselves to our neighbours (e.g Somalia with apologies) and a leap into comparing ourselves with where we belong (read Malaysia, Singapore et. al.)

I don't buy that argument… I'm quite sure New York is more built out than Nairobi… http://qz.com/45728/new-york-is-now-a-better-place-to-start-your-tech-compan... Nairobi doesn't qualify as a heavily built city. With roughly the same amount of acreage, New York has a population of 8M and serves a metropolis of 18M (roughly 40% of .ke's population).The problem is that we are not using land rates as the incentive they should be to encourage people to build northwards and not hoard land. If land rates were high enough, apartments blocks would hold more people, office blocks (especially) would hold more people to ease the pressure on residential land. Obviously, we would need the City Council to come in and provide necessary goods, but the systemic failure to do so (across towns in the country) is something that needs to be addressed even as we move to Konza to avoid a repeat of the same. How easy is it to do business, get permits etc. issues that need to be resolved, aside from Konza. This has nothing to do with Konza per-se, just the notion that Nairobi is beyond saving. Cities last hundreds/thousands of years (Rome, London, Paris, Istanbul, Jerusalem etc). We just need to learn how to fix these problems. From my perspective this is a larger development issue. We see this all over the place when it comes to development in the country. Toss out the education system, replace it with another (instead of figuring out what's wrong with the current system and gently correcting it, to avoid systemic shocks, which tend to have more consequences than an easing of the same - simple example, 8.4.4. and the 18-22 month waiting period before you joined a university - finally resolved last year). The reason I advocate for a fresh build is because there has been too much unplanned development in the city that will severely complicate attempts at trying to adjudicate and go back to the plan. The problem is compounded by time and issues like squatters on public land raising several generations on the said patch and with the constitution protecting human/citizens rights you can see how this is not an easy matter for either Kidero or Waititu to tackle. The master plans from the 80s were ignored and zoning is all but gone with offices coming up in Kileleshwa and Westlands neighborhoods Which is easier, pulling down multi billion shilling structures or erecting a new center properly? We are not looking to do the easiest thing, we are trying to do the right thing, long term. As I suggested, land rates have traditionally been used to do that. New York had similar issues. London had similar issues. Beijing has had similar issues. We are not the first to do this nor will we be the last. [1] http://en.wikipedia.org/wiki/New_York_State_Tenement_House_Act [2] http://en.wikipedia.org/wiki/New_Law_Tenement A simpl(er) solution for example (given that we still need to live in Nairobi until Konza is complete and that even after that, the government will still reside within Nairobi) is to pass new laws concerning buildings in commercial areas. You can pass a law that says that all buildings should have x parking bays for every 100sq ft of office space (this number can be a decimal). That they should be a minimum of 12 floors (not including the parking bays). This eases pressure on the council parking (which can then be reclaimed by the government for the purpose of wider roads) - obviously this is a long term plan, but as Rousseau pointed out states necessarily need to have longer term thinking as they exist beyond the lifetime of human beings (his context was negative though). We still have a lot of land that is poorly used. The reason why property prices are ridiculously high is because the land rates do not encourage development. My point is, a lot can be done that goes beyond building a new city. We need to figure out why the cities that developed organically (in-spite of the challenges that exist) developed and what can be done to accelerate that development. Nairobi doesn't qualify as a heavily built city. With roughly the same amount of acreage, New York has a population of 8M and serves a metropolis of 18M (roughly 40% of .ke's population).The problem is that we are not using land rates as the incentive they should be to encourage people to build northwards and not hoard land. If land rates were high enough, apartments blocks would hold more people, office blocks (especially) would hold more people to ease the pressure on residential land. Obviously, we would need the City Council to come in and provide necessary goods, but the systemic failure to do so (across towns in the country) is something that needs to be addressed even as we move to Konza to avoid a repeat of the same. How easy is it to do business, get permits etc. issues that need to be resolved, aside from Konza.
This has nothing to do with Konza per-se, just the notion that Nairobi is beyond saving. Cities last hundreds/thousands of years (Rome, London, Paris, Istanbul, Jerusalem etc). We just need to learn how to fix these problems. From my perspective this is a larger development issue. We see this all over the place when it comes to development in the country. Toss out the education system, replace it with another (instead of figuring out what's wrong with the current system and gently correcting it, to avoid systemic shocks, which tend to have more consequences than an easing of the same - simple example, 8.4.4. and the 18-22 month waiting period before you joined a university - finally resolved last year). Heavy infrastructure building is in my opinion the only way to ensure there is enough resources to support high technology. Building a city from the ground up will allow proper planning and sustainability if the vested interests are not allowed to hijack the entire process.

For me, Konza is an example of what we as a country are capable of. A break from the past, where we compared ourselves to our neighbours (e.g Somalia with apologies) and a leap into comparing ourselves with where we belong (read Malaysia, Singapore et. al.)

Silicon Valley, the epitome of a Tech City has all the amenities of a bustling productive city - World Class Hotels, Great tech infrastructure, hospitals etc.. Does that make it a real estate (construction project)? yes of course it does in the sense that it creates the right environment for the best and the brightest to work productively and attract the most investment - both local and foreign. I think the argument should be whether the country should invest so much in the Konza concept. The great economies of the world were founded and perpetuated through Big Hairy Audacious Goals (BHAGs, to quote management guru, Jim Collins) and Konza is one such BHAG. The debates surrounding this are healthy and necessary. I hope though that even the skeptics are thinking of how they can make hay around this concept. And yes, it may as well be in real estate. (Who said that listers are confined all things IT?) Some of the amounts bandied around are huge and give the false impression that the Government will invest 850 billion into Konza. I stand to be corrected but this is the amount that is envisioned to be invested in total? Infrastructure, Domestic Investment, FDI etc. Lets ask how we can take advantage of this great opportunity since its happening. How can we turn our young people from Night Sweeper, Gardener, Solar Panel Cleaner etc to kick ass software developers, inventors, entrepreneurs (the next Agosta Likos, Ken Njoroges, MIke Macharias, Joe Mucherus etc.) Konza must not be looked at as the silver bullet that will cure all our problems but as part of a larger strategy to transform our country (and dare I say the region?). With roughly the same amount of acreage, New York has a population of 8M and serves a metropolis of 18M (roughly 40% of .ke's population).The problem is that we are not using land rates as the incentive they should be to encourage people to build northwards and not hoard land. If land rates were high enough, apartments blocks would hold more people, office blocks (especially) would hold more people to ease the pressure on residential land. Obviously, we would need the City Council to come in and provide necessary goods, but the systemic failure to do so (across towns in the country) is something that needs to be addressed even as we move to Konza to avoid a repeat of the same. How easy is it to do business, get permits etc. issues that need to be resolved, aside from Konza.
This has nothing to do with Konza per-se, just the notion that Nairobi is beyond saving. Cities last hundreds/thousands of years (Rome, London, Paris, Istanbul, Jerusalem etc). We just need to learn how to fix these problems. From my perspective this is a larger development issue. We see this all over the place when it comes to development in the country. Toss out the education system, replace it with another (instead of figuring out what's wrong with the current system and gently correcting it, to avoid systemic shocks, which tend to have more consequences than an easing of the same - simple example, 8.4.4. and the 18-22 month waiting period before you joined a university - finally resolved last year). Hi, How many acres of land and square feet of concrete do Google, Facebook, Yahoo and Ebay occupy in total across all their current locations? We are told of FedEx wanting to setup in Konza, last I checked their will be no airport at Konza, with the devolved government would it not be more logical to have FedEx setup in Isiolo where we are putting up an international airport to rival JKIA? Let us get it clear, Nairobi is a county with responsibilities to its citizens as any other county therefore it will be full hardy for the governor of Nairobi to exert energy in Konza. SEZ or not Konza will be competing with Nairobi in getting the direct foreign investment so do not decisive yourself that Konza will have a smooth ride 46 other counties will be targeting the same clients just look at the development of technology cities in India to get an appreciation of the herculean battle that is to be wagged as the counties come into their element. The Konza model based on 1942 thinking which is around the time that Silicon Valley was being setup, we are in 2013 a time where your smartphone is more powerful than the computer that put the first man on the moon and more than 50% of the worlds 10 wealthiest men do not produce a physical product. Why do we want to provide you with highspeed connectivity to your home, it is not to tweet and watch porn but to reduce your carbon footprint by having you work from home and not take a carbon emitting train 70 kilometers away.
